Is Your Property Video Protecting the Value of Your Home?

The critical difference between a music slideshow and an expert agent led presentation.


Many estate agents now offer property videos.


But there is an important difference between attractive room clips set to music and an agent led video that helps buyers understand, value and emotionally connect with a home.


One displays the property.


The other actively sells its benefits.




A buyer should understand your home before visiting it-


We recently spoke with an older buyer who had travelled a considerable distance to view a property marketed by another agent.


Its video contained attractive footage and music, but rooms and angles were mixed together. By the end, she still did not understand how the property flowed.


She made the journey and quickly discovered that it was not suitable.


Her experience with one of our properties was very different.


She told us she had watched our video. Mark’s explanation helped her understand features she had missed in the photographs, while the logical route through the home gave her a genuine feel for its layout.


By the time she arranged a viewing, she was already confident about the property.


Seeing it in person simply confirmed what she had experienced online.


For the buyer, this saved time, travel and energy.


For the seller, it meant the person arriving had already developed informed and serious interest, saved time, energy.


A viewing should increasingly confirm a buyer’s interest, not begin it.



Photographs show features. An agent explains their value.


Higher value and distinctive homes often contain features that cannot be properly communicated through photographs alone.


These might include:


  • Air or ground source heat pumps

  • Solar panels and battery storage

  • Underfloor heating

  • Mechanical ventilation systems

  • Smart energy controls

  • Boreholes and private water supplies

  • Biomass heating

  • Private drainage systems

  • Annexes and income producing accommodation

  • Land, agricultural buildings and equestrian facilities


A written description can list these features, but a list does not necessarily help buyers understand how they work or why they are valuable.


An unexplained heat pump may feel like a complication.


An agent who demonstrates the controls, explains how the system heats the home and describes its practical benefits can replace uncertainty with understanding.


The same principle applies to character features, outbuildings, flexible accommodation and energy improvements.


If buyers do not understand a feature, they may overlook its value entirely.



Selling the potential as well as the present


We are now incorporating virtually staged photographs directly into selected property videos.


We recently marketed a newly built home with no furniture, bare walls and a garden enclosed by new wooden fencing.


Empty properties can be surprisingly difficult to interpret. Buyers may struggle to judge scale, decide where furniture could sit or imagine how an unfinished garden might eventually feel.


We created virtually staged images showing realistic possibilities for the rooms and outside space.


As Mark explained each part of the home, the relevant image appeared within the video. Buyers could see the property exactly as it was while also receiving carefully considered ideas for how it could be used.


Every enhanced image was clearly identified as virtually staged. The purpose was not to disguise the property’s condition, but to help buyers recognise its potential.


It is an approach we have rarely seen used in property marketing across Devon.


More importantly, it solves a real problem.


Sellers should not have to rely entirely on buyers possessing the imagination to see what their property could become.



Why this matters more at the higher end of the market


The strongest buyer for a distinctive Devon home may not already live in Devon.


We regularly speak with buyers relocating from elsewhere in the UK, as well as people searching from countries including Spain and France.


They cannot casually drive to every property that appears potentially suitable.


When somebody is considering spending £550,000, £750,000 or more than £1 million, they may need to coordinate work, travel, accommodation and other family members before viewing.


They need enough information and emotional confidence to believe that the journey is worthwhile.


An agent led video can:


  • Explain how the home flows

  • Reveal features photographs may miss

  • Demonstrate unfamiliar technology

  • Communicate lifestyle and setting

  • Allow the whole family to experience the property together

  • Help distant buyers decide whether to travel

  • Reduce unsuitable viewings for the seller


A live video call through a telephone can be useful for answering specific questions, but its narrow view and handheld movement rarely create the same experience as a carefully planned tour supported by professional footage and a 360 degree walkthrough.



Does agent led video protect the price?


No individual marketing element can guarantee a particular sale price.


Price will always be influenced by location, condition, demand, competition, launch strategy and negotiation.


However, weak marketing can prevent buyers from recognising why one home should command more than another.


If valuable features are missed, misunderstood or poorly explained, they cannot influence the buyer’s decision or offer.


Agent led video creates stronger conditions for the best available result by building understanding, confidence and emotional engagement before the viewing.


It also helps filter appointments.


More viewings do not automatically mean better marketing. Every appointment requires sellers to prepare their home, manage children or pets and often change their plans.


The objective should be serious viewings from buyers who already understand the property and have a credible reason for pursuing it.



Ask what your estate agency fee includes


It is natural to ask an estate agent:


| “What is your fee?”


But homeowners should also ask:


| “What will you do for that fee to protect and communicate the value of my property?”


Does the service include professional photography, an expert agent led video, a 360 degree tour, drone footage where appropriate, thoughtful presentation, targeted exposure, active buyer follow up and experienced negotiation?


Paying a higher fee only makes commercial sense when the strategy and service are genuinely stronger.


Equally, choosing a lower fee can become expensive if the marketing fails to communicate what makes the property valuable.


Your video should do more than prove that the agent visited with a camera.


It should help buyers understand the home, recognise its benefits and imagine their future within it.
