Referencing Service

Under current legislation, Tenant Fee Act 2019 tenants are not permitted to be charged referencing fees or inventory fees. If you wish to have your tenant referenced, which is highly recommended, I can offer the following.

Extensive referencing of tenants who wish to rent your property using an extensive 28 point verification check on each and every applicant.

Property Management
The service includes all of the above, plus:

Unique Features of Property Management Service

Far less chance of arrears occurring as rent is collected via a premium banking service specifically for rental payments. The tenants are emailed an invoice ahead of the rent date and are automatically chased for rent arrears with legally drawn-up letters to ensure their compliance with rent payments. If rent remains outstanding legal notices will be served.

Tenancy and guarantor agreements are e-signed, adding another layer of security if they should ever be tested in court. In particular, there have been court cases where guarantors have denied signing agreements and e-signing prevents this from occurring.

Using legal software that complies with the very latest legislation affecting tenancy agreements, you can be assured your tenancy agreement is up to date and fully compliant, unlike some agencies using tired old agreements that potentially can leave you legally exposed.

Maintenance app to help resolve maintenance issues quickly and to give accountability. There are helpful videos and step-by-step guides to help tenants resolve simple issues. Where a contractor is required, it speeds up the process dramatically as the tenant is requested to post a short video or photograph, which helps the contractor know ahead of arriving at the property what the issue is.

Inventories, Check-in/Check-out & Inspections

The purpose of checking an inventory is to establish damages which can only be done if descriptions and conditioning remarks are sufficiently detailed at the commencement of the tenancy and then at the end of the term.

Under the terms of the tenancy agreement, the tenant is required to return the property and contents at the end of the tenancy in the same condition as they were at the commencement, fair wear and tear accepted.It is almost impossible to ascertain whether damage was caused during a tenancy without a proper inventory signed by all relevant parties.

Check-out is half the cost of inventory and check-in.
Photographic Inventory FREE of charge
In order to keep costs down, a photo inventory is provided at no extra charge in the full management service. All the photos are stamped with the time, date and address of the property so cannot be disputed. The photos are shared with the tenant online via a link. The photographic inventory remains under the ownership of Mark Dunn Property Group Ltd.
